Inventory has been the clearest shift over the last 90 days. Available listings have risen for more than two dozen consecutive weeks, and statewide months of supply has moved up toward about 2.9 months. That is still below a fully balanced market, but it is a meaningful increase from earlier in 2026. New listings remained active through the summer, even as August new-listing volume pulled back from July. The extra choice has given buyers more options and has reduced the need to waive inspections or bid far above asking on every property.

Year-over-year closed sales were still modestly higher in several midsummer comparisons, but pending activity has flattened or turned slightly downward heading into September. Statewide days-to-pending has generally been in the low-to-mid 20s in recent weekly readings, while some broader listing measures show homes taking longer than they did a year ago.
