It is important to remember that real estate trends can change quickly and can vary from city to city or even neighborhood to neighborhood, but these are the market trends and patterns that we have generally observed over the last 90 days as of August 29, 2026. Over this late-spring through late-summer window, Indiana has been in a more balanced but still active housing market than the tightest years of the early 2020s. Mortgage rates have hovered in the mid-6% range for a 30-year fixed loan, modestly lower than last year on a year-to-date basis, which has helped keep buyers in the market even as monthly payments remain a real planning item for many households. Statewide sale prices stayed elevated through the heart of the selling season. June produced an all-time high monthly statewide median near $290,000, with year-to-date medians running roughly in the mid-$270,000s and up around 5% from the same stretch a year earlier. July cooled slightly from that June peak, with the statewide median near $285,000, while typical home values across Indiana have been tracking in the low-to-mid $260,000s depending on the measure used. Central Indiana has continued to trade higher than the state overall, with metro medians commonly in the $325,000 to $330,000 range in recent monthly reports. Stronger suburban counties such as Hamilton remain well above that, often in the mid-$400,000s, while Marion County and many smaller markets sit closer to the mid-$240,000s. Price growth has not been uniform: mid-priced homes in the $250,000 to $750,000 band have generally seen the healthiest activity, while the most affordable listings under $250,000 remain scarce and higher-end homes can take longer when they are not priced tightly. Closed sales have been running ahead of last year. Statewide closings were up about 5% year over year in July, and the first half of 2026 finished roughly 2.5% ahead of 2025, with the highest first-half sales and new-listing totals since 2022. Central Indiana recorded a fourth straight month of year-over-year sales gains in July. New listings have also increased, on the order of 5% year to date, and active inventory has been climbing for many consecutive weeks. Buyers now see more choices than they did a year ago, with average daily statewide inventory running more than 10% above 2025 levels and months of supply still relatively tight by long-term historical standards but no longer as razor-thin as it was during the peak shortage. That extra supply has given buyers a bit more room to breathe. Homes have been taking somewhat longer to go under contract than they did last year. First-half figures put typical time to contract around 20 days statewide, a few days slower than 2025, and some monthly metro readings have shown days on market stretching into the high 30s or low 40s. Even so, well-priced homes still move quickly, often in about a week when the asking price matches what the market will support. Sale-to-list ratios have generally held near 98% to 99.6%, with a larger share of homes now selling at or below list than above it. Price reductions have become more common on listings that miss the market on the first try, especially above $500,000. Conditions still differ sharply by location. Fast-growing Indianapolis suburbs such as Carmel, Westfield, Fishers, and Noblesville continue to attract strong demand, with some of those areas still posting double-digit price gains and relatively short market times.
