Current Indiana Real Estate Market Trends Over the Last 90 Days

It is important to remember that real estate trends can change quickly and can vary from city to city or even neighborhood to neighborhood, but these are the market trends and patterns that we have generally observed over the last 90 days as of September 30, 2026.

Over the past three months, Indiana’s housing market moved from a strong late-spring pace into a more measured late-summer and early-fall market. Home prices have continued to rise modestly compared with last year, but higher mortgage rates have slowed buying activity, added inventory, and given purchasers more time and more choices than they had earlier in 2026.

Statewide median sale prices have generally held in the upper $270,000s to low $280,000s. June reached an all-time monthly high near $290,000. The June-through-August period produced a three-month median around $285,000, about 4% higher than the same stretch a year earlier. August’s statewide median was about $282,000, up roughly 3% from August 2025. Central Indiana has remained stronger on price, with metro medians commonly in the $320,000 to $327,000 range.

Closed sales for the full summer were still a few percentage points ahead of last year, but the monthly trend cooled as summer ended. August pending sales finished about 4% behind August 2025, and closed sales were down about 5%. Activity has held up better in suburban markets and in higher-priced segments, while the lowest price ranges have seen the steepest drop in contracts.

Inventory has been the most consistent change. Available listings have climbed for many consecutive weeks. In August, more than 20,700 homes were available on an average day statewide, about 13% more than a year earlier. New listings stayed elevated through the summer, with more than 10,000 new listings in August even as that monthly total slowed from July. By mid-September, active inventory was still building, sale-to-list ratios had eased toward the mid-90% range, and more than half of listings had taken a price cut.

Homes are also taking longer to go under contract. Statewide, the typical time to pending stretched to about 24 days in August, three days longer than last August, and recent weekly readings have been in the mid-20s. Homes priced in line with what buyers will actually pay can still move in about a week. Homes listed too far above the market are sitting much longer, often for months.

Mortgage rates have been the main pressure on demand. Rates started 2026 near 6%, climbed through the summer, averaged near 6.7% in August, and moved above 7% on the 30-year fixed rate in late September. That increase has reduced buying power, especially for first-time and lower-priced buyers, and has encouraged more negotiation on price, repairs, and closing costs.

The result is a more balanced market than Indiana saw in the tightest years of the decade. Buyers generally have more options, more time to inspect properties, and more room to negotiate. Sellers still benefit from year-over-year price gains and continued equity growth, but today’s market rewards accurate pricing, strong preparation, and flexibility. Conditions continue to differ sharply by county and neighborhood, with premium suburban markets remaining more competitive than many rural and lower-priced areas.
