Year-over-year price growth has generally stayed in the low-single-digit range, with recent readings around 2% to 6% depending on the data set, rather than the sharper gains seen in earlier cycles. Homes are still selling, but buyers have more room to negotiate than they did in the tightest months of the last few years.
Inventory has been the clearest shift over the last 90 days. Available listings have risen for more than two dozen consecutive weeks, and statewide months of supply has moved up toward about 2.9 months. That is still below a fully balanced market, but it is a meaningful increase from earlier in 2026.
