Indiana’s housing market has cooled from the peak summer pace while remaining comparatively healthy. Statewide median sale prices reached an all-time monthly high near $290,000 in June, then eased into the low $280,000s by August. Year-over-year price growth has generally stayed in the low-single-digit range, with recent readings around 2% to 6% depending on the data set, rather than the sharper gains seen in earlier cycles. Homes are still selling, but buyers have more room to negotiate than they did in the tightest months of the last few years.
Inventory has been the clearest shift over the last 90 days. Available listings have risen for more than two dozen consecutive weeks, and statewide months of supply has moved up toward about 2.9 months. That is still below a fully balanced market, but it is a meaningful increase from earlier in 2026. New listings remained active through the summer, even as August new-listing volume pulled back from July. The extra choice has given buyers more options and has reduced the need to waive inspections or bid far above asking on every property.
Sales activity followed a typical seasonal pattern. Closings were strong in June, then slowed in August as is common after the peak buying window. Year-over-year closed sales were still modestly higher in several midsummer comparisons, but pending activity has flattened or turned slightly downward heading into September.
