Benefits of Using a Low Commission Real Estate Agency like White Stag

White Stag is a full-service low comission real estate agency that can help you with all aspects of selling a home. White Stag Realty provides top level service to help our clients achieve their real estate goals while saving on commission.
For homeowners looking to sell, we offer discounted listing agent commission rates – as low as 1%! This means a homeowner can save THOUSANDS of dollars selling their home, retaining more of the equity from the property. In addition to our competitive rates, we provide full brokerage services for every transaction that match (and often exceed) the level of service provided by our competitors.
Many of our clients ask how we can provide full service real estate agents at such competitive rates. While commission rates are always negotiable, it is common for listing agents to charge a commission between 3 to 4%. These high commission rates were justified several decades ago. Buying or selling a home prior to the widespread usage of digital technology was indeed a slow process. For example, if a potential buyer wanted to see pictures of a home, the buyer’s agent had to coordinate with the seller’s agent to obtain physical photographs of the home from the seller’s agent, and then meet with the client in person merely to show the client actual pictures of the property. Similarly, if a client wanted to see a home in person, the buyer’s agent had to schedule the showing by phone, drive to the seller’s agent, get a key for the home from the seller’s agent, drive to the home, conduct the showing, and then drive back to the seller’s agent to return the key. Advances in technology, that we now take for granted, have significantly streamlined the process of buying or selling a home. These technological advances include automated syndication of MLS listings to other real estate websites including Trulia and Zillow, bluetooth-enabled sentrilock lockboxes, and digital scheduling of showings. The process for buying or selling a home has become streamlined over the past few decades through the use of technology. Unfortunately, the monetary savings realtors have experienced have not been passed on to the public. The high commission rates seen in today’s market take advantage of trusting consumers. White Stag Realty was created to pass these savings on to our clients.
Whether you plan on acting in the near future, or are just looking ahead, if you have any questions, please do not hesitate to call. We look forward to hearing from you.

Advice for Home Sellers

Here are some tips for home sellers in Lizton, Hendricks County, Indiana:

  • Price your home correctly. This is probably the most important thing you can do to sell your home quickly and for a great price. If you price your home too high, it will likely sit on the market for a long time. If you price your home too low, you will leave money on the table. You can get an estimate of your home’s value by using a real estate valuation tool or by getting a comparative market analysis (CMA) from a real estate agent. To price your home correctly, you should consider the following factors:

1. The recent sales prices of similar homes in Lizton and nearby Hendricks County neighborhoods.
2. The condition of your home and any updates that may appeal to local buyers.
3. The current state of the real estate market in central Indiana.

  • Make your home show-ready. This means making any necessary repairs and updates, decluttering, and staging your home to highlight its best features for visitors. You should also make sure your home is clean and tidy when buyers come to visit.
  • Market your home effectively. This means listing your home on all of the major real estate websites and social media platforms to reach as many potential buyers as possible.
  • Hire a good real estate agent. A good real estate agent who understands the local market can help you price your home correctly, market your home effectively, and negotiate on your behalf.
  • Be prepared to negotiate. Buyers are likely to make offers below your asking price. Be prepared to negotiate a great price for your home.
  • Be patient. It may take some time to sell your home, especially if it is a buyer’s market. Be patient and don’t get discouraged.

If you are a seller, it is a great idea to look at other properties that are on the market to see what the list prices of similar properties are. You can check out properties that are currently for sale below:

Current Indiana Real Estate Market Trends Over the Last 90 Days

It is important to remember that real estate trends can change quickly and can vary from city to city or even neighborhood to neighborhood, but these are the market trends and patterns that we have generally observed over the last 90 days as of October 15, 2026.

Over the past 90 days, Indiana’s housing market has shown a clear shift toward greater balance after a stronger spring. Inventory of homes for sale has risen steadily and now sits at the highest levels in roughly seven years in many areas. Average daily listings statewide have climbed into the low-to-mid 20,000s, giving buyers noticeably more choices than they had a year earlier. Months of supply have hovered near three, a level that still supports reasonable activity but is no longer the tight seller’s market of recent years.

Closed sales have moderated. Statewide, September closings totaled about 7,200 homes, down roughly 4 percent from the same month a year ago, and central Indiana saw a similar year-over-year decline after several months of gains. Year-to-date sales through the first nine months remain modestly higher than 2025, reflecting the earlier strength. Pending sales have trended lower in recent weeks, consistent with the typical late-summer and early-fall slowdown amplified by higher borrowing costs.

Median sale prices have continued to show modest appreciation. Statewide the September median reached approximately $278,000, up about 3 percent from a year earlier. Year-to-date medians have run in the $275,000–$278,000 range, roughly 5 percent above the same period last year. Central Indiana medians have held near $320,000, while some northern markets such as South Bend posted double-digit gains. Sellers are still receiving around 95 percent of original list price on average, though more than half of active listings have seen at least one price reduction.

Homes are taking longer to go under contract. Median days to pending statewide have lengthened to about 25 days, up a couple of days from last year, and some central Indiana reports show medians near 29 days. Mortgage rates climbing into the 7 percent range in September—the highest levels in several years—have reduced buyer purchasing power and contributed to the softer pace. New listings remain relatively steady, but the gap between new listings and pending sales has allowed inventory to build.

Regional differences remain pronounced. Higher-priced suburban counties around Indianapolis have seen inventory increases and slightly longer marketing times while prices hold or edge higher. Some northern and northeastern markets continue to show stronger price growth alongside quicker sales in certain price bands. Lower-priced segments statewide have seen weaker pending activity. Overall, the last 90 days point to a market that is cooling from spring peaks, offering buyers improved selection and negotiating room while still supporting steady if moderate price gains for well-positioned properties.
