It is important to remember that real estate trends can change quickly and can vary from city to city or even neighborhood to neighborhood, but these are the market trends and patterns that we have generally observed over the last 90 days as of September 16, 2026.

Indiana’s housing market has cooled from the peak summer pace while remaining comparatively healthy. Statewide median sale prices reached an all-time monthly high near $290,000 in June, then eased into the low $280,000s by August. Year-over-year price growth has generally stayed in the low-single-digit range, with recent readings around 2% to 6% depending on the data set, rather than the sharper gains seen in earlier cycles. Homes are still selling, but buyers have more room to negotiate than they did in the tightest months of the last few years.

Inventory has been the clearest shift over the last 90 days. Available listings have risen for more than two dozen consecutive weeks, and statewide months of supply has moved up toward about 2.9 months. That is still below a fully balanced market, but it is a meaningful increase from earlier in 2026. New listings remained active through the summer, even as August new-listing volume pulled back from July. The extra choice has given buyers more options and has reduced the need to waive inspections or bid far above asking on every property.

Sales activity followed a typical seasonal pattern. Closings were strong in June, then slowed in August as is common after the peak buying window. Year-over-year closed sales were still modestly higher in several midsummer comparisons, but pending activity has flattened or turned slightly downward heading into September. Homes that are priced correctly continue to go under contract much faster than listings that need a price adjustment. Statewide days-to-pending has generally been in the low-to-mid 20s in recent weekly readings, while some broader listing measures show homes taking longer than they did a year ago.

Sale-to-list ratios have drifted down toward about 96% of asking price, and the share of homes selling above list has eased. Price cuts have become more common on homes that sit, especially in higher price bands. The lowest-priced segment has been softer, with fewer pending and closed sales in the under-$150,000 range, while mid-priced and upper-mid listings have seen more new inventory. Mortgage rates in the mid-6% range have kept monthly payments elevated and have limited how far buyers can stretch, which has helped keep price growth contained.

Conditions still vary widely across Indiana. Central Indiana, including Indianapolis and surrounding counties, continues to account for a large share of statewide sales and typically posts higher median prices than the state as a whole. Hamilton County and other suburban markets remain among the most expensive and competitive areas. Northwest Indiana and Fort Wayne have stayed active as well, while some smaller and more rural counties move more slowly and show greater month-to-month swings. A well-presented home in a high-demand school district can still receive multiple offers, while an overpriced listing in a slower pocket can sit for weeks.

For buyers, rising inventory and slightly longer marketing times have created more opportunity to compare homes, request repairs, and negotiate credits, especially after the midsummer rush.
